Gozzer Ranch and Black Rock are two of the most demanding places to build on Lake Coeur d'Alene, and not because the houses are large. They are demanding because the rules around the house are as binding as the drawings for it.
StanCraft Construction Group is a premier builder at both communities. What follows is what we tell owners before they sign anything.
Both communities run architectural review. Massing, roof pitch, materials, colors, exterior lighting, landscape and even where mechanical equipment sits are reviewed against community standards before a permit application makes sense. An owner who treats review as a rubber stamp loses a season.
The practical move is to bring the builder in during design rather than after it. We price the concept while it can still change, and we flag the things review will question before the drawings are finished.
Private club communities protect the member experience. That usually means restricted construction hours, limits on work during peak season, controlled delivery windows and rules about noise and staging. A schedule built without those constraints is fiction.
We build the calendar backwards from the community's restrictions, which is why our start dates tend to hold.
Lots inside these communities are often steep, wooded and tight. There is rarely a convenient place to park a crane, stack lumber and stage a concrete pour. Site logistics deserve as much thought as the framing plan, and protecting the neighboring property and the shoreline throughout the build is not optional.
On a waterfront lot the house is one of three projects. There is also the shoreline and the dock. Permitting for shoreline work runs on its own timeline and its own agencies, and coordinating it with the house is the difference between moving in with a finished dock and moving in with a promise of one.

Both communities attract owners who notice. Reveals, transitions, stone coursing and cabinetry gaps get looked at from six inches away. We build custom homes to the same tolerance the StanCraft boat shop has held since 1933, because it is the only standard the company knows.
