It is demanding because the rules around the house are as binding as the drawings for it. Design review, a construction calendar set by the community, steep wooded lots and shoreline permitting all shape the job before design is finished.
Bring the builder in during design, not after
Black Rock runs architectural review. Massing, roof pitch, materials, colours, exterior lighting, landscape and mechanical equipment placement are all reviewed against community standards before a permit application makes sense. The cheapest change is the one made on paper. We price the concept while it can still change and flag what review will question before the drawings are complete, which is the single biggest thing an owner can do to protect a start date.
The community also protects the member experience, which means restricted construction hours, limits during peak season, controlled delivery windows and rules on noise and staging. Any schedule built without those constraints is a guess. We build the calendar backwards from the community's restrictions.

Site logistics on a difficult lot
Lots are often steep, wooded and tight, with nowhere convenient to park a crane, stack lumber or stage a pour. Retaining walls, engineered fill, drainage design and a geotechnical report that changes the foundation are all routine. Protecting the neighbouring property and the shoreline through the whole build is part of the job, not an afterthought.
Shoreline and dock work
A waterfront lot is three projects: the house, the shoreline and the dock. Shoreline permitting runs on its own agencies and its own calendar. StanCraft Marine Construction handles dock and shoreline work inside the same family of companies, so the grade, the utilities, the lighting and the path down get planned together instead of sequentially.
Building for water, not just weather
Waterfront exposure is relentless. Flashing details, deck substrates, drainage, ventilation and material selection matter more on this lake than they do a mile inland. StanCraft has built wooden boats since 1933, and a hull has no forgiving joints. That same intolerance for a sloppy joint is what carries into the houses.
