StanCraft Construction Group is a premier builder at Gozzer Ranch on Lake Coeur d'Alene. Building inside a private club community is not the same as building on an ordinary lot, and most of what determines whether a Gozzer build goes well is decided before a shovel moves. Design review, the community construction calendar, site access and the shoreline all have their own rules and their own timelines. We have been building on this lake since long before the community existed.

Design review is a real gate, not a formality

Gozzer Ranch runs architectural review. Massing, roof pitch, materials, colors, exterior lighting, landscape and even where mechanical equipment sits are all reviewed against community standards before a permit application makes sense. An owner who treats review as a rubber stamp loses a building season. The practical move is to bring the builder in during design rather than after it, so the concept gets priced while it can still change and the things review will question get flagged before the drawings are finished.

The construction calendar is not yours alone either. Private club communities protect the member experience, which usually means restricted construction hours, limits on work during peak season, controlled delivery windows and rules about noise and staging. A schedule built without those constraints is fiction. We build the calendar backwards from the community's restrictions, which is why our start dates tend to hold.

What building at Gozzer Ranch actually involves

Steep, wooded, tight lots

There is rarely a convenient place to park a crane, stack lumber and stage a concrete pour. Site logistics deserve as much thought as the framing plan. Retaining, engineered fill, drainage design and a geotechnical report that changes the foundation are all normal here, and protecting the neighbouring property and the shoreline throughout the build is not optional.

The house, the shoreline and the dock

On a waterfront lot you are running three projects, not one. Shoreline work has its own permitting timeline and its own agencies, and coordinating it with the house is the difference between moving in with a finished dock and moving in with a promise of one. StanCraft Marine Construction handles docks and shoreline work inside the same family of companies, which removes a coordination problem most owners have to solve themselves.

Finish standards that get looked at closely

Gozzer attracts owners who notice. Reveals, transitions, stone coursing and cabinetry gaps get inspected from six inches away. We build custom homes to the same tolerance the StanCraft boat shop has held since 1933, because a wooden hull has no forgiving joints and it is the only standard the company knows.
